Retail

The Dunedin retail market has been very vibrant over the last few years with very few vacancies.  The high demand for Retail space is further evidenced by the high levels of prior leasing completed within the Wall Street development on George Street due to be opened during late March or early April 2009.  George Street is still a highly popular destination with retailers signing up long term leases on any space that has become available to date.  Currently, the retail market is experiencing a 2 - 3 % vacancy rate, extremely low on a national basis, but with a number of new listings becoming available over the last couple of months.


Industrial

We have an increasing selection of industrial premises on our books at the moment with the Kaikorai Valley/Burnside area becoming more popular for showroom, warehouse and heavy industrial businesses.  The demand for newer premises in high profile locations remains high within the city and there are still a high number of inquiries for new design build premises and sites for owner occupation as well.


Office

Vacant office space in Dunedin is currently at a premium with vacancy rates of around 3 %. Very low indeed if compared with similar sized cities on a national basis.  High profile modern premises and especially those with parking are now becoming harder to locate and those in modern office accommodation usually remain insitu for longer periods of time before relocating.  With extremely competitive rental rates when compared on a national basis, Dunedin is fast becoming a viable alternative for the location of  businesses looking to place call centres and large scale office support centres at competitive occupancy costs.

One of the most important relationships in real estate is the relationship between Landlord and Tenant.  It is extremely important to maintain a harmoneous relationship throughout a Tenants occupation of a premises as there are so many things that can go wrong if the relationship breaks down.  We believe strongly in maintaining healthy Landlord / Tenant relationships and work closely with both parties to maintain these relationships through the provision of the correct information to both parties in a transaction.  From taking the initial phone call or inquiry to the preparation and execution of a Deed of Lease, we will assist in whatever is necessary to facilitate a Lease and to ensure that the parties concerned are happy with the outcome.
